Rental Criteria
To rent one of our homes, every applicant must meet certain requirements including, age requirements, pass background, criminal, and credit screenings, and provide valid identification and proof of income. Yes, with liability coverage of at least $300,000.
Valid government-issued photo ID, including:
- State-issued driver’s license or ID card
- U.S. passport or passport card
- U.S. CIS Form I-551 permanent resident card
- Valid foreign passport (for non-U.S. citizens)
A background screening will be completed on all applicants to verify credit worthiness. The rental score is determined from an analysis of information found in each applicant's consumer credit report, application and previous rental history. The consumer credit report may include payment history, bankruptcies, number and type of accounts, collection activity, outstanding debt and credit inquiries.
There is no set minimum, but lower credit scores may require a guarantor.
Most communities require income to be 2.5 to 3 times the rent, verified through pay stubs, tax returns, or employment offer letters.
Yes, they must meet higher income and credit requirements (typically 4-5 times rent and a 700+ credit score).
Yes, positive rental history with no evictions, lease violations, or outstanding balances is required.

Leasing

No, all application fees are non-refundable.

Yes, We allow pets but breed restrictions, weight limits, and pet fees may apply.
